Most people who order mold testing in Dallas are hoping for one of two answers: you’ve got a problem, or you don’t. Then the report arrives. Six pages of genus names, spore counts per cubic meter of air, and a chain of custody form. Nowhere on any of it does the word “pass” or “fail” appear. That isn’t the lab being unhelpful. A lab report is a set of measurements. Measurements need context before they mean much of anything. Here is what those pages can tell you, what they can’t, and which parts deserve a second look before anyone starts cutting out drywall.

The Sample Type Decides What the Report Can Say

Before reading a single number, find out what was collected. Air samples get pulled through a spore trap cassette, typically at around 15 liters a minute for five or ten minutes. They capture what was floating in that room during those minutes. Nothing else. Surface samples, meaning tape lifts and swabs, tell you whether one specific spot has growth on it. And bulk samples are the material itself, a cut section of drywall or carpet padding sent to the lab as is.

Those three answer different questions. An air sample can miss growth sealed inside a wall cavity entirely. A tape lift off a stained baseboard confirms growth on that baseboard. It says nothing about the closet on the other side of the wall. Two air samples, no surface samples, and a house with visible staining? That gap is worth a phone call.

Spore Counts Mean Little Without an Outdoor Control

Mold spores are outside right now, in every neighborhood in North Texas, in numbers that swing with rain, wind, and the season. A humid week in May and a dry stretch in January are not the same test conditions. So an indoor total of 3,400 spores per cubic meter is neither alarming nor reassuring by itself. What it means depends on what the air outside the same building was doing that same afternoon.

Any assessment worth paying for includes an exterior control sample. The comparison is the whole point. Are indoor counts meaningfully above the outdoor baseline, and does the mix of species indoors look anything like the mix outdoors? High counts of species that are also common outside usually mean the outdoors is getting in, through a door, a window, or a gap in the envelope. Indoor species that barely register outside are a different signal entirely.

No control sample, no comparison. Check for that one first, honestly, because it also tells you something about who did the sampling.

The Genus Names Carry More Weight Than the Totals

Labs report findings by genus, and four or five names carry most of the weight.

Cladosporium turns up almost everywhere, indoors and out. Its presence on a report is close to meaningless on its own. Aspergillus and Penicillium are usually reported as one combined category, because their spores are hard to tell apart under a light microscope. Which is why the line on your report reads “Aspergillus/Penicillium” instead of committing to one or the other.

Then there are the water damage indicators. Stachybotrys and Chaetomium need steady moisture on cellulose material, meaning paper-faced drywall or wet wood. Their spores are heavy and sticky, so they do not travel far on their own. Finding either one in an indoor air sample suggests something wet is close by. That is not proof of anything, but it is a reason to keep looking, usually with a moisture meter rather than another cassette.

One term you will not find anywhere on the report: black mold. It has never been a laboratory category.

What the Report Will Not Answer

The lab counts and identifies what arrived on the cassette (which is the entire job, and a narrow one). It cannot diagnose anyone’s headaches, rashes, or asthma flare-ups, and a careful assessor will not read health conclusions into a spore count. There are also no federal limits for airborne mold spores, and Texas hasn’t set one, so no report can tell you a number broke a legal limit. There’s no limit to break.

The report also won’t tell you where the water came from, or how long it has been sitting there. That is an inspection finding, not a lab finding. Moisture readings, thermal imaging, and someone actually looking at the roof, the window flashing, and the drain pan under the air handler answer that question. And every number is a snapshot. Same room, different week, different weather, different result.

The Paperwork Around the Results Is Part of the Result

Texas regulates this work more tightly than most states do, which turns out to be useful for property owners. Paid mold assessment requires a license from the Texas Department of Licensing and Regulation, and samples are meant to go to a licensed mold analysis laboratory. A complete report names the licensed assessor, the lab, the date and time of each sample, and the volume of air drawn. Sample times matter more than people expect. A cassette run right after the HVAC kicked on reads differently than one run in a still room. Missing pieces make the document weaker than it looks. That matters most when the report is headed to an insurance adjuster or into a real estate negotiation.

Two state rules are worth knowing before results come back. Once mold contamination covers 25 contiguous square feet or more, remediation generally has to be done by a licensed remediation contractor working from a written protocol. And on the same project, the company that assesses cannot also be the company that remediates. Texas separated those roles on purpose. An inspector who also sells the cleanup has an obvious reason to find more mold. Firms whose work is limited to mold inspection and testing sit on one side of that line by design.

Read It as Evidence, Not a Verdict

A lab report is evidence. Read it with the sample type in mind, confirm there’s an outdoor control, and pay more attention to which species showed up than to the totals.
